Since 2003 — over twenty years on the Inland Northwest market. Luxury homes, lakefront and waterfront properties, and relocations across Eastern Washington and Northern Idaho. What's your typical sale process for a luxury or waterfront listing?
Pre-list strategy starts with parcel-level diligence — survey, dock authority, septic vs sewer, levy, and any HOA or county shoreline rules. Pricing is built from the most recent comps within the bay or sub-market rather than a blended county median. Marketing prioritizes editorial photography, video, and direct outreach to qualified buyers we know are searching the specific shoreline before broader MLS exposure.How do you work with out-of-state buyers relocating to the Inland Northwest?
Most relocation clients come in from Seattle, California, Boise, and Texas. We start with a 30-minute call to scope the move — work, schools, lifestyle, lake access, school district — and follow with a curated tour, in person or guided by video. Sarah and I both hold WA and ID licenses, so we can work either side of the state line on the same transaction.
