Working with Sarah

  • What's your background — how does an attorney end up in real estate?
I've been a trial attorney since 2005 and joined True Northwest Group in 2015. Two decades of contract drafting, negotiation, and adversarial proceedings translate directly into how I read a purchase agreement, structure contingencies, and protect a client through inspection, financing, and closing. Most days the courtroom training matters more than people expect.
  • Do you specialize in buyers or sellers?
Both. My title at True Northwest is Buyer and Listing Specialist by design — I run the buyer side and the listing side of the team. In practice, that means I represent first-time buyers, equity buyers relocating in from Seattle and California, sellers preparing a Spokane home for market, and lakefront sellers walking through the dock-permit and shoreline questions that come up at listing.
  • Do you work with Todd on every transaction?
Yes. True Northwest is a two-agent team — one of us is your primary point of contact, and the other reviews every contract, inspection report, and negotiation move in parallel. That second-set-of-eyes structure is the most underrated thing about working with a small team versus a solo agent.
  • What's the best way to reach you?
Direct line is (509) 999-0260. Calls and texts both work; if it's a property-specific question, sending the MLS number or address in the text saves a back-and-forth.

Process & deal mechanics

  • How does your trial-attorney experience help in real estate negotiations?
Three places it shows up most. First, contract drafting — I read every paragraph of every contract I write or receive, and I flag risk language before signature, not after. Second, negotiation under pressure — when a deal goes sideways at inspection or appraisal, I've spent twenty years working through high-stakes back-and-forth without losing the room. Third, due diligence — I treat title, survey, easement, and disclosure documents like trial exhibits, not closing paperwork.
  • What's your approach to first-time homebuyers in Spokane?
Slow the first week, fast on the right house. We spend the first conversation on the financial picture (lender intro if needed), the geography (which neighborhood actually fits the commute and school priorities), and the deal mechanics (escalation clauses, inspection rights, financing contingency). When the right home appears, the offer is already drafted and ready.

Markets & coverage

  • Which areas of the Inland Northwest do you cover?
Spokane, Liberty Lake, and Spokane Valley on the WA side; Coeur d'Alene, Post Falls, and Hayden on the ID side. I hold real estate licenses in both Washington and Idaho, so I can represent clients across the state line on the same transaction.
